ancient HUNTING LODGE whitin over 45 hectares

we offer for sale halfway between Torri in Sabina and the characteristic village of Rocchette a unique property of its kind, in Sabina: an ancient Hunting Lodge dating back to the early 1800s with several stone farmhouses and a private church, all within a wonderful estate of over 45 hectares, mostly wooded, known as "the Baron's Woods".

On the top of the hill stands the main building, with the Church in adherence, originally used as a hunting lodge; it is accessed via a tree-lined avenue that from the asphalt road leads to the inside of the property.
The hunting lodge covers two levels, totaling approximately 465 square meters, plus the area of the adjacent chapel.

Not far away there are two additional buildings: an old semi-ruined stone farmhouse of about 225 and a Guardian's House of about 330 complex between residential and annexes.

Along the crest of the hill, towards the village, we have a second "service" access (also accessible via an asphalt road) that runs alongside the Casa del Contadino of about 200 square meters with a large tool shed of 185 square meters and a warehouse of 155 square meters.

Inside the property we find large areas intended for olive growing, there are in fact 350 olive trees for the production of DOP extra virgin olive oil; we also find exotic and tall trees, as well as many grazing and arable areas.

The ancient forest, which is particularly enchanting, extends for over 20 hectares and within which paths were originally created, comfortable and wide walkways, real paths where carriages and carts passed to transport wood and agricultural products. Centuries-old trees, mostly holm oaks and oaks, characterize the flora, further rich in flowers and shrubs of many types.

"The estate of Colle Calvio located in the municipality of Torri in Sabina, a hamlet of Rocchettine, in 1826 was owned by the Marquis Tiberio Cav. Tiberi who in that year built a holiday lodge for his rest, since he had served for many years in Austria and needed tranquility.
The aforementioned Cav. Tiberio Tiberi submitted a request to His Eminence Cardinal Tommaso Arezzo, bishop of Sabina at the beginning of 1831 to build "a small public church" adjacent to his aforementioned holiday lodge, to be dedicated to Maria SS.ma Auxilium Christianorum and received authorization from the cardinal in May 1831.
The church was quickly built and on 27 January 1832 Tiberi received from Cardinal Arezzo the decree appointing Father Pier Crisologo da Rivodutri, guardian of the Capuchins of Casperia, responsible for blessing the church itself.
The Cardinal Luigi Tiberi stayed in this casino several times; Vincenzo Camuccini visited the knight Tiberi in 1838, the Marquis Angiolo Tiberi and the Marchesa Tiberi born Princess Pallavicini.
The property of Colle Calvio has belonged to the Camuccini family since 1852, the year in which it was purchased by Giovanni Battista Camuccini, son of the painter, leader of the Roman neoclassical school, Vincenzo Camuccini."
